HUD Program Information
PEMCO, Ltd. holds the current government contract to market and manage HUD single-family homes in the State of Georgia by the U.S. Department of Housing and Urban Development. The Atlanta PEMCO office will perform marketing and management services for Georgia effective September 29, 2006. PEMCO does not directly sell homes to the public, but as the M&M Contractor for HUD, supports the real estate brokerage community in performing this sales function.
Under this contract PEMCO, Ltd. has selected First Preston to perform the property management servicing of HUD homes in GA, which includes property maintenance, preservation and protection services utilizing small businesses across the state. Details and listings shall be posted on the PEMCO, Ltd. website in the coming weeks. HUD single-family homes will also be listed in the local MLS as they become available for sale.
HUD Training Events
In cooperation with the US Dept. of Housing and Urban Development M&M Contractor for Georgia, AREA shall present the latest polices and procedures to real estate brokers, agents, lenders and others associated with management and marketing of HUD owned properties. While assisting you in joining the successful HUD market, this program also qualifies for 3 CE hours.
Real estate professionals who sell homes are considered valued partners in the management and marketing process. The Broker Handbook called the Guidebook for Real Estate Professionals is available to assist in accomplishing a smooth and successful transaction in purchasing a HUD home. PEMCO, Ltd. shall be updating this document and a new version shall be posted as soon as it is available.
The Guidebook provides all real estate licensees with the instructions necessary to successfully sell HUD homes. Included are sections relating to becoming a HUD registered brokerage firm; information about financing, listing codes and timelines; electronic bidding procedures; utilizing the web resources; submitting Sale Contract packages; escrow issues; and, marketing standards concerning advertising and showing HUD homes.
Course training seminars qualify for 3 CE hours. Class space is limited. To receive future class information, please send a request to the AREA office at education@area-ga.com.
